If your roof is dropping tiles, leaking after every storm, or has just had its last winter — a re-roof is the long-term fix that ends the cycle of patch repairs. We do the whole thing: strip, replace battens and felt, re-tile with your chosen finish, re-bed the ridge, replace lead flashings, and clear the site at the end.

Materials-wise we work with whatever suits the property. Concrete tile re-roofs are the most cost-effective and what the majority of UK houses end up with. Clay tile and natural slate are options for conservation-area properties or owners who want the original look back. Most roofs we replace aren't leaking yet. Concrete interlocking tiles from the 1960s and 70s reach the end of their life at around 50 to 60 years: they go porous, start holding water, and the extra weight plus a few frosts lifts and cracks them. The underfelt usually goes first — bitumen felt from that era turns brittle and tears along the batten line, so the roof is relying on the tiles alone. You can't see any of that from the ground, which is why a lot of people find out when a ceiling stains.

A proper re-roof is a strip and rebuild, not a re-cover. Tiles off, old felt out, new breathable membrane, new treated battens, then tiles back on — reusing the originals where they're sound and new where they aren't. Anyone quoting a re-roof without stripping the felt is selling you a covering, not a roof, and the price difference is the giveaway.

Repairs get quoted honestly. If a roof has ten good years left and needs three tiles and a valley re-leading, that's what we'll quote — we'd rather do the repair now and the re-roof when it's genuinely due than sell you a job you don't need. It's a small town and that matters more than one invoice.

You don't need a full re-roof to call us. How long does a full re-roof take?
Most semi-detached or terraced houses take 4-6 working days, weather permitting. A larger detached property is typically 6-10 days. Bad weather can pause us, but we always confirm a realistic schedule before we start.
How much does a re-roof cost?
It varies a lot by property size, material choice, and whether any structural work is needed underneath. We come out for free, take measurements + photos, and send a fixed written quote within 48 hours — no obligation. Most domestic re-roofs land between £6,000 and £14,000 in our area.
Do you handle the scaffolding?
Yes. Scaffolding, skip hire, waste disposal and any required NHBC sign-off are all included in the quote. You pay one figure, we coordinate everything.
Do I need building regs for a re-roof? (The 25% rule)
In most cases yes — and it surprises people how few roofers mention it. Under building regulations in England, replacing more than 25% of a roof's covering means the work has to comply with the regs and be signed off, and the roof usually has to be brought up to current insulation standards at the same time. A roofer who can't self-certify needs building control involved — fees, inspections, paperwork — or skips it altogether, which comes back to bite when you sell the house and the solicitor asks for the certificate. Registered with the NFRC Competent Person Scheme, we self-certify our pitched re-roofs: compliance handled, certificate issued, nothing for you to arrange. If a re-roof quote says nothing about building regs, it's worth asking why.
What if I just need a repair, not a full re-roof?
We do those too — slipped tile replacement, lead flashing re-pointing, ridge re-bedding, chimney pots. A repair visit can save you a re-roof if the roof has 5+ years left in it. We'll tell you honestly which is the better call.
What happens if it rains part-way through?
We only ever open up what we can close by the end of the day, and the roof goes back weathertight every night. It's the reason a re-roof can look slower from the outside than you'd expect — but it's also why your ceilings stay dry while it's going on.
