Quotes, cost & payment

How much does a roof cost?

Depends entirely on size, materials and access. Indicative ranges: a flat-roof garage from £1,500, a full re-roof on a semi from £6,000–£14,000, a conservatory roof replacement from £6,500. We come out for a free survey, take measurements and photos, then send a fixed written quote within 48 hours. No obligation.

Are quotes really free — and is there a call-out charge?

Free, and no call-out charge — for quotes or for coming to look at a problem. We come out, take measurements and photos, and send a fixed price in writing within 48 hours. No pressure to decide on the day.

Do you take a deposit?

Not on most domestic jobs. On larger projects (re-roofs over £8k, conservatory roofs) we ask for a materials deposit once the job is booked in — usually around 25% — but never until you've seen and signed the written quote. Deposits are protected through the IWA scheme.

What if I just need a small repair?

Most repairs are £200–£600 depending on what's involved. Slipped tiles, leadwork around chimneys, missing ridge tiles, leaking valleys — we'll come out, fix it, hand you an invoice. No minimum job size, no call-out fee.

Timing & emergencies

How quickly can you start?

Survey within a few days of you ringing. Quote in writing within 48 hours of the survey. Once the quote is accepted, most jobs start within 2–4 weeks depending on scaffold lead times and weather. Emergency leaks: same-day or next-day call-outs in Mansfield and nearby.

How long does a re-roof take?

Most house re-roofs take 3–7 working days once we start — a small terrace or bungalow at the quick end, a big detached or anything with tricky detailing at the longer end. Garage and flat roofs are usually 1–2 days. You get a realistic day-count in the written quote, and we keep you posted if the weather moves things.

Can you come out for an emergency or storm-damage leak?

Yes — we keep slots for emergencies and aim for same-day or next-day in Mansfield and nearby for active leaks (slipped tiles, storm damage, blown flat roofs). We make it safe and watertight first, then sort the permanent fix.

Guarantees, insurance & trust

Are you insured? What about guarantees?

Yes — £2m public liability and £10m employer's liability. Every job carries a 10-year workmanship guarantee on top of whatever manufacturer warranty the materials carry (Firestone 20yr on rubber, Marley/Sandtoft varies). Written guarantee handed over on completion.

Do you handle insurance / storm-damage claims?

Yes. Alongside our private work, we're part of the Home Repair Network, which carries out property-damage repairs on behalf of most of the UK's national insurers. So if your roof's been hit by a storm or accidental damage and you're putting in a claim, there's a good chance we can be appointed to do the approved repair directly through your insurer. On private jobs we'll still hand you the photos, written report and itemised costs your insurer needs.

On the job

Do I need scaffolding — and is it included?

Most pitched-roof jobs need it; it's a safety and quality thing, not an upsell. When it's needed it's in your fixed written quote — no surprise add-ons — along with how long it'll be up. Small low-level repairs are often done safely off a tower or ladders instead.

Will my roof stay watertight while you're working?

Yes. We never leave a roof open to the weather overnight — it's stripped and made watertight in sections, with temporary covers on if rain's coming. Your home stays dry and secure from the first day to the last.

Do you take the old roof and rubbish away?

Always. Strip-out, skips, waste and a proper tidy-up are part of the job and part of the quote — we leave the site clean, not piled with old tiles. Any old asbestos-cement sheeting (common on garage roofs) is dealt with safely and by the book.

Choosing the right roof

Do I need a new roof, or just a repair?

Rule of thumb: a few slipped or cracked tiles, some failed leadwork or a single leak is usually a repair. Widespread sagging, daylight in the loft, lots of failed tiles, damp across several rooms, or a roof that's simply past its years points to a re-roof. We'll tell you honestly which you're looking at — and we won't sell you a new roof you don't need.

What's the best flat roof — rubber (EPDM), felt or fibreglass (GRP)?

For most garages, extensions and porches we fit Firestone EPDM rubber: one continuous sheet, no seams to split, 20-year manufacturer warranty. Felt is cheaper up front but tends to blister and fail sooner; GRP is good on the right deck but less forgiving to fit. We recommend what suits your roof, not what's quickest.

Can you match my existing tiles?

Usually, yes — we source matching slates and tiles (Marley, Sandtoft, Redland, and reclaimed where needed) so a repair or partial re-roof blends in rather than standing out. If an exact match isn't made any more, we'll show you the closest options before we start.

Do you cover my area?

Mansfield is home; we cover most of the East Midlands from there — Nottingham, Derby, Sheffield, Leicester, Lincoln, Chesterfield and surrounding towns. If you're in (or near) any of those, we'll come out. If you're not sure, just ring.
