How our pricing works
Short version: each service page shows where prices typically start. The full number depends on the survey — we come out, see the roof, send you a fixed written quote within 48 hours. No last-minute extras. Here's how we work that out.

How we price
- Each service page shows a typical starting figure — re-roofs from £6,000, flat roofs from £1,500, fascias and guttering from £1,500, conservatory roofs from £6,500, lanterns and skylights from £1,800. That's where most jobs in that category begin.
- Every roof is different — size, pitch, access, materials, what's underneath. We don't publish a ceiling because we've done premium jobs (listed buildings, awkward access, natural slate) at £50,000-plus. A capped range would undersell those.
- The way we quote: come out for a free survey, see the actual roof, send a fixed written price within 48 hours. The number you get is the number you pay — every line itemised, no last-minute extras unless we find something hidden and agree it with you first.
What actually drives the price
Six things that change what your job costs
Roof size and pitch
A 26m² semi roof is a different beast to a 90m² detached. Steeper pitches need more scaffold and slow the job — both push the price up.
Materials you pick
Marley Modern concrete tile is cheaper than Sandtoft clay. Natural slate is more expensive again. We'll talk you through what suits the property and what'll last 50+ years.
Access and scaffold
A semi with a side return is straightforward. A tight terrace with no rear access, or a three-storey detached, means more scaffold days. Scaffold is one of the biggest single line items on most quotes.
Building Regulations
On a re-roof, we have to upgrade insulation to current standards (it's the law). On smaller jobs that's not always required. We include any Building Control fees in the written quote so you don't get hit with extras.
What's underneath
Sometimes we strip a roof and find rotten timber, perished felt, or a flat roof that's been bodged three times. We always agree any extras in writing before doing anything you haven't paid for.
Extras you choose
Dry verge, dry ridge, upgraded fascia colour, integrated Velux windows, lead flashings vs lead-free, new gutters — every extra is itemised on the written quote so you can include or drop them.

Our quoting process, step by step

You ring or message us
Tell us what you've got and what you're after. We'll either come straight out for a free survey, or — if your job's outside what we do — tell you that honestly and point you elsewhere.

Free survey on the property
Scott or one of the team comes out, gets up on the roof, takes measurements + photos, and talks you through the options. No sales pressure — we're there to understand the job, not close you.

Fixed written quote in 48 hours
We send a written quote with every line itemised: scaffold, materials, labour, building regs fees, VAT. The number on the quote is the number you'll pay — no last-minute extras unless we find something behind a tile and agree it with you first.

20% deposit on acceptance
Once you're happy with the quote, we take a 20% materials deposit to book you in. Balance is due on completion. Deposit is protected via the IWA (Independent Warranty Association) so your money is safe even in the unlikely event we hit trouble.

Job done, written guarantee
On completion you get a written 10-year workmanship guarantee handed over with your invoice. Manufacturer warranties on top (Firestone 20yr on EPDM, Marley/Sandtoft/Redland varies on tiles). Everything in writing.
