Pyramidal roof lantern set into a flat rubber roof

Roof lanterns & skylights

Typical jobs from£1,800

Bring light into kitchen extensions and lofts. Aluminium-framed lanterns, Velux skylights.

Two different products for two different jobs. Roof lanterns sit on a flat roof — they're structural glazed pyramids that turn a flat-roofed extension into a light-filled room. Velux skylights sit in pitched roofs — they bring daylight into lofts, bathrooms and dark hallways without a full dormer build.

We supply and install both. For lanterns we fit Korniche aluminium frames — slim sightlines, energy-efficient triple-glazed glass, optional integrated blinds. For modern minimal flat-glass rooflights we fit Made for Trade. For pitched-roof skylights we only fit Velux — they're the best on the market, full stop. Authorised installer, electric and solar-powered opening models available for high-level positions you can't reach by hand.

Made-to-measure for non-standard openings. Survey, supply and install all in-house — single point of accountability when something goes wrong (it rarely does, but you don't want to be chasing three different companies).

The question worth asking first is which one you actually need. If the room already exists and it's just dark, a skylight in the pitched roof is a day's work and a few hundred pounds of glass. If it's a flat-roofed extension that feels like a corridor, a lantern changes the room — the light comes down from directly overhead rather than in through a window, so it reaches the back wall instead of stopping a metre in. Different jobs, very different money. We'll tell you which one your room is when we survey it.

Glass specification matters more than frame colour, and it's the part people are usually sold badly. The commonest complaint we hear about lanterns fitted by someone else is that the room is now too hot to sit in between May and September — that's a glass choice, made at order stage, and it can't be fixed afterwards without replacing the units. We'll talk you through the options for the aspect your room faces rather than defaulting everyone to the same spec.

Access is the practical constraint on high-level skylights. Anything above a first-floor landing or in a vaulted ceiling wants an electric or solar-powered opener — a manual pole works right up until the day you're out and it rains. Solar-powered units need no wiring run to them, which often makes them cheaper to fit than mains-powered ones despite costing more to buy.

Lanterns and skylights from £1,800, made to measure. Survey, supply and install all in-house, with our 10-year workmanship guarantee on the install.

Common questions

Do I need planning permission for a roof lantern?
Usually not — it counts as permitted development if the lantern doesn't extend above the existing roofline. We'll confirm before ordering.
How long does a Velux install take?
Most single Velux installs are 1 day — we cut the opening, install the unit, do the flashings outside and the lining inside. A multi-Velux job (3+) is 2-3 days.
Will a roof lantern leak?
Not when fitted correctly. We use kerbs at the right height for the roof type (rubber, tiled, or GRP) and the manufacturer's full flashing kit. 10-year workmanship guarantee.
Lantern or skylight — which do I need?
Flat roof, and you want the room to feel different: lantern. Pitched roof, and you just want more daylight: skylight. If your extension has a flat roof but you only want a bit more light over a worktop, a flat-glass rooflight sits between the two and costs less than a lantern.
Will it make the room too hot in summer?
Not if the glass is specified for the aspect. It's the question to settle before ordering rather than after, and integrated blinds are available on the Korniche frames if you want a second line of defence in a south-facing room.
Can you fit one into an existing flat roof, or does the roof need replacing?
We can cut into a sound existing roof and form the kerb. If the flat roof is near the end of its life it's a false economy — you'd be paying for the same access twice — so we'll be straight with you about which situation you're in when we survey it.
