Fascias, soffits and guttering: when to replace and what it costs

Fascias, soffits and guttering are the bits of the roof everyone can see and nobody thinks about — until the paint's peeling, a gutter's sagging, or there's water running down the wall. Here's what they actually do and how to know when they need replacing.
What they actually do
- Fascia: the board along the roof edge that the gutter fixes to
- Soffit: the board tucked underneath, which also ventilates the loft
- Guttering: carries rainwater off the roof and away from your walls and foundations
Get these wrong and you don't just get a tatty-looking roofline — you get damp walls, a poorly ventilated loft, and rot creeping into the timbers.
Signs it's time to replace
- Flaking paint, soft or rotten timber fascias
- Gutters that sag, leak at the joints or overflow in heavy rain
- Water staining or green algae running down the wall below the gutter
- Birds or wasps getting into the eaves through gaps
- Soffits that are cracked, stained or letting damp into the loft
uPVC vs timber
Most replacements now go in as uPVC — it doesn't rot, never needs painting, and looks smart for decades. Timber still suits some period and conservation properties where the look matters, but it needs maintaining.
Rough 2026 costs
As a guide, replacing fascias, soffits and guttering on a typical semi runs around £2,500–£5,000, depending on the size of the house, access and scaffolding. Guttering on its own usually starts from around £1,200, and larger or two-storey homes with tricky access can be more. It's often well worth doing at the same time as a re-roof while the scaffold's already up.
