Felt roofs reach end-of-life. The seams split, water gets in, the deck rots. The modern replacement is a single-sheet EPDM rubber roof — one piece of rubber laid over the whole surface, with no central seams to fail. Firestone is the dominant brand in the UK; we're approved installers.

Typical applications: flat-roofed garages, kitchen extension roofs, dormer roofs, porches, bay window roofs. We strip the failing felt, check and replace any rotten deck timber, then bond the rubber sheet directly to the deck. Edge trims and outlets are in-keeping with the property — no DIY-ugly silver flashing edges.

The deck underneath matters as much as the covering. If the boards have been getting wet they need replacing, and any quote that doesn't mention checking them is guessing at your expense. We lift and inspect before pricing wherever access allows, so the figure you're given accounts for the deck rather than it becoming an extra halfway through the week.

Falls and outlets are the other half of the job. A flat roof isn't flat — it needs enough fall to shift water to an outlet, and plenty of older extensions were built with almost none, so water sits in a puddle and eventually finds the one weak spot. Where that's the underlying problem we'll build the fall back in rather than laying new rubber over a roof that will simply pond again.

We fit EPDM rubber, not fibreglass. We're happy to repair a GRP roof someone else has laid, but we won't install a new one — GRP is rigid and buildings move, so it cracks at the joints and upstands as the structure flexes. Rubber stretches with it.

Common questions

How long does a garage roof take?
A typical single garage is 1 day, double garage 1-2 days. Larger extensions or dormers are 2-3 days depending on access and any deck repairs.
Can you fit a rubber roof in winter?
Yes — EPDM bonds reliably down to about 5°C. We monitor the forecast and won't lay rubber in freezing rain, but we work through the winter in normal conditions.
Do I need building regs for a flat roof replacement?
If you're replacing more than 25% of the existing roof, current Building Regulations require improved insulation underneath. We'll factor that into the quote — usually adds a day to the build.
Is rubber better than felt?
By a wide margin. Felt is cheaper upfront (~£1,500 vs £2,500 for a typical garage) but starts deteriorating within 5-10 years. A Firestone EPDM roof lasts 30+. Cost per year, it's significantly cheaper.
Can you lay rubber straight over the old felt?
No. It'll hold for a year or two and then fail, because you've trapped whatever moisture was in the old build-up underneath a new waterproof layer. We strip back to the deck every time — it's the part of the job you can't see and the part that decides how long it lasts.
Why don't you fit fibreglass / GRP?
It's rigid, and buildings move. GRP cracks at the joints and around upstands as the structure flexes and the temperature swings; rubber stretches instead. We'll happily repair a GRP roof you already have, but we won't put a new one on.
Will it take a ladder or the odd bit of foot traffic?
For occasional access, yes. If it's a roof you'll genuinely be walking on — a balcony, or the route to something you maintain — tell us at survey and we'll spec it for that rather than leaving you to wear the membrane out.
