1956-built three-bed semi. Original concrete tiles had lost their factory colour 30 years ago and were starting to crack en masse. The felt underneath crumbled to the touch in three places we tested. The customer had been patching slipped tiles for the last five winters and a single bad storm was going to take half the roof off.
Survey findings
- Concrete tiles delaminating across the south-facing slope
- Felt underlay perished — no waterproof secondary layer left
- Battens generally sound but flagging in two spots above the bathroom
- Lead flashings around the chimney pulling away, gaps you could fit a finger in
- Ridge mortar crumbling along ~80% of the run
What we did
Scaffolded the property. Stripped both slopes back to the rafters over two days. The cracked tiles went to recycling; the few reclaimable plain tiles went to the reclamation yard for re-use on other heritage jobs.
Re-felted with Marley Universal breathable underlay, re-battened with treated softwood, and re-tiled in Marley Modern (smooth finish, anthracite to match what the customers wanted) over four days. New lead flashings cut and dressed around the chimney. Dry-fix ridge system instead of mortar so the next 50 years of freeze-thaw doesn't repeat the problem.
Six days total on site. Customer's biggest concern was the noise — we worked 8am to 4pm to leave evenings clear.
Warranties
10-year IWA insurance-backed workmanship warranty from WeatherTech, plus the Marley 50-year tile warranty. Full paperwork was handed over on the final day along with the customer-approval pack.
